We're pleased to share our proposals for a new, all-affordable housing development on land on Bath Old Road, Radstock.
We're working with EG Carter & Co Ltd as our construction partner, and Black Box Planning as our planning team, to deliver housing that is a direct response to local housing need.
The development will include green corridors, biodiverse open spaces, and improved walking connections, alongside parking and cycling facilities to support sustainable travel.

Alliance Homes and Radstock
As a social housing provider we're committed to playing our part in tackling the housing crisis. We provide a range of affordable homes, from rented, to Shared Ownership, and sheltered accommodation.
We're already familiar with Radstock, currently completing a site on Bath Old Road with Hawkfield Homes. We also own and manage more than 7,000 homes in North Somerset, South Gloucestershire, Bath and North East Somerset, Bristol and into Somerset.
The land on this site has been allocated in the emerging Bath and North East Somerset Local Plan and was identified for housing and investment in the March 2024 Options Document (North of Radstock Development Concept Option). While our proposals support and align with the aims and objectives of the Local Plan, the scheme is capable of coming forward independently and ahead of the wider allocation.
Location
Our site is located in the north of Radstock, on the east side of Bath Old Road, offering a natural extension to the town adjacent to residential development on three sides.
Our proposals
Our proposals are a direct response to local housing need – over 5,500 households across Bath & North East Somerset are in need of affordable housing. At the turn of 2025, it is understood there were over 12,400 bids placed for affordable homes in Radstock and surrounding villages in the 18 months prior.
The proposals for land at Bath Old Road are for 34 new homes, including:
- 1–4 bedroom homes, predominantly 2-3 bedroom family houses
- A mix of social rent and affordable home ownership (shared ownership)
- Exceptional sustainability design and energy efficiency standards – not connected to gas
- Air source heat pumps, solar PV panels, triple glazing and EPC A-rated
- Use of locally sourced materials where possible, as well as local labour to contribute to the local economy.
An investment in Radstock
Our proposals are an opportunity to invest in Radstock, making a meaningful contribution by providing much-needed new affordable homes, with potential to be delivered within five years to meet the council area’s housing shortfall.
We will also enable investment in Radstock’s community, which will benefit existing residents. This includes enhancements to walking routes and opportunities to support Trinity Church School via new pupil intake and learning opportunities during the construction phase.
