Delivering affordable homes across North Somerset - three new developments underway

We’ve recently signed deals to bring 73 new affordable homes across three sites in North Somerset.  

Two of these developments are with Woodstock Homes, a trusted partner we’ve worked with before on projects such as the well-received Charlton Gate development in Brentry. 

Our first development, Valley Oaks, will provide 33 affordable homes. Of these, 20 homes will be delivered through a Section 106 agreement, and 13 homes will be funded by a Homes England grant. 

The development will offer a mix of one to four-bedroom homes, available for shared ownership, social rent, and affordable rent, offering a range of options for local families. Every home will achieve Energy Performance Certificate (EPC) A standards, meaning lower running costs for our customers. 

We’re also collaborating with Woodstock Homes on the Hillers Lane development in Churchill, where we’re delivering eight homes through a Section 106 agreement for social rent and shared ownership. These homes will also meet EPC A standards and include a mix of one, two, three, and four-bedroom properties. 

Work is already underway on both sites, with the first homes scheduled for handover in April next year. 

Our third development is Netherton Grange in Nailsea, where we’re partnering for the first time with national housebuilder Crest Nicholson. 

Through a Section 106 agreement, we’ll provide 32 high-quality homes that will be available for shared ownership and affordable rent and will be meet EPC B standards. 

Construction is well underway, with homes already out of the ground.  We expect handovers from spring next year for Crest Nicholson homes and autumn 2026 for Woodstock sites.
