The strategy is set against a variety of factors.

This image shows a snapshot of our homes. There’s a range of ages, types of construction and they’re spread over a wide region. All of these are important factors we need to consider when delivering our strategy.

Our asset strategy covers more than just homes. We also look after offices, garages, playgrounds, car parks, footpaths and more. Our aim is to make sure all the places our customers use are safe, well maintained and cared for.

Building safety and regulations

Recent changes in the law mean that higher safety standards need to be delivered. We’re committed to meeting or exceeding new regulations, and we’ll involve our customers in the way we work.

Climate change and energy efficiency

Responding to the climate emergency is both a challenge and an opportunity. Delivering energy improvements to our existing homes will require a significant investment, but this will mean our customers’ homes will be warmer with lower running costs. 

Changing society

Our customers’ needs are changing; the population of the country is getting older and there’s more diversity in the needs of individual households. To respond to this we must be more flexible in how we design, invest in, and manage our homes.

Competing investment needs

Keeping our homes in good condition is essential, but our budget is limited, spending on upgrades means less is available elsewhere. We need to make careful choices to get the best long-term results.
