We’re here to provide great places to live that people feel proud to call home.
Our Asset Strategy sets out how we’ll invest in our homes and neighbourhoods while improving customer experience. We’ll deliver planned improvements that provide the best outcomes, making sure our homes stay high quality and sustainable for the long term.
The webpage provides and overview of the strategy. You can read the strategy in full here.
The backdrop to our strategy
The strategy is set against a variety of factors.
A diverse range of homes
This image shows a snapshot of our homes. There’s a range of ages, types of construction and they’re spread over a wide region. All of these are important factors we need to consider when delivering our strategy.
Diverse range of assets
Our asset strategy covers more than just homes. We also look after offices, garages, playgrounds, car parks, footpaths and more. Our aim is to make sure all the places our customers use are safe, well maintained and cared for.
Building safety and regulations
Recent changes in the law mean that higher safety standards need to be delivered. We’re committed to meeting or exceeding new regulations, and we’ll involve our customers in the way we work.
Climate change and energy efficiency
Responding to the climate emergency is both a challenge and an opportunity. Delivering energy improvements to our existing homes will require a significant investment, but this will mean our customers’ homes will be warmer with lower running costs.
Changing society
Our customers’ needs are changing; the population of the country is getting older and there’s more diversity in the needs of individual households. To respond to this we must be more flexible in how we design, invest in, and manage our homes.
Competing investment needs
Keeping our homes in good condition is essential, but our budget is limited, spending on upgrades means less is available elsewhere. We need to make careful choices to get the best long-term results.
Skills, knowledge and experience
The fast pace that these changes are happening means we need the right skills in our teams to keep up.
The five pillars of our strategy
Our Asset Strategy is built around five clear pillars or commitments. These pillars guide how we make the decisions that will deliver the strategy. We’ll refer to them to help decide where to invest, and plan ahead.
Know our homes
We use data and customer feedback to build a clear understanding of our homes and what they need. This helps us make better decisions about where to invest, so we can focus on the areas that will have the biggest impact.
By understanding how our homes are performing and what matters most to customers, we can improve satisfaction, keep homes safe and well maintained, and plan for the future. It also helps us respond quickly to changes, such as new regulations or the impact of climate change.
Invest where it matters
We focus our budget where it will make the biggest difference for customers, safety and the future of our homes. By understanding our homes and the changing world around us, we can make smart decisions and get the best value from what we spend.
Optimise our assets
We take a practical, evidence-based approach to managing our homes. By understanding how well each property performs, we can decide where to invest, improve or, when needed, sell.
This helps us focus our resources in the right places, so our homes stay safe, efficient and deliver good long-term value for customers and the organisation.
Lead a greener future
We’re reducing our environmental impact as an organisation and the largest source of carbon emissions is our homes. Cutting the emissions of our homes will benefit our customers by making them more efficient, cut energy costs and ensure they’re fit for the future.
Placemaking
We look beyond individual homes and focus on whole neighbourhoods. By investing in shared spaces and working with other stakeholders, we improve the quality of local areas and help people feel more connected to where they live.
This approach helps us make better decisions and ensures our investment supports strong, sustainable communities for the long term.
